How do I reserve a house for the next student year?
To reserve a house, tenants will need to sign a contract/tenancy agreement, fill in a personal details form and provide a UK resident or UK passport holder as guarantor for the rent. The guarantor’s paperwork must be returned to us. When this is completed the house is reserved for you. You can either pay your deposit at this point or when you get your next instalment of your student loan, subject to agreement with us.
How is the per calendar monthly rent calculated?
Here’s an example. If your weekly rent is £155 per person, multiply this by 52 (the number of weeks in the year), and divide it by 12 (the number of months in the year). Hence 155 x 52 = 8060 ÷ 12 = £671.66 per calendar month.
Do we pay half rent over the summer?
If you are not living at the property during July you only pay half rent. If one or more tenants wish to live at the property during July, only they pay full rent for July.
What deposit do our tenants pay?
Full deposit is £300
Where is the deposit insured?
Your deposit is insured via the tenancy deposit scheme. You will be provided with your copy of the certificate and your deposit is insured within 30 days of us receiving all or part of it.
When do we get our deposit back?
At the end of the tenancy we will carry out a exit video inspection and providing your property is returned to us in the same condition that it was in the entry video inspection you will receive your full deposit back within ten working days.
Is the house cleaned and redecorated before we move in?
Yes. Over July we professionally clean and redecorate all of our houses, so that when you move in they are as fantastic as in the photos of each property on our website.
Do we do have an entrance and exit inspection and inventory?
Yes. When we have professionally cleaned and redecorated your house before you move in, we do a video inspection. This is then posted on YouTube. We do the same thing at the end of your tenancy. We also provide a written inventory which is signed off and agreed by both parties which covers certain items such as the condition of walls, mattress protectors, any mirrored glass and doors.
What do we do if there are repairs or maintenance issues during our tenancy?
Simply contact our maintenance team. We will deal with any issues you report as professionally and efficiently as possible. The contact details are displayed prominently in each house and on the contact page on this website.
Who do we contact for any administration issues during our tenancy?

What happens if one of our group decides they cannot move in to the property before the start of the tenancy, or wants to leave the property after they have moved in?
The tenant in question and the other tenants at the property can find a replacement tenant that meets our standard tenant criteria. We will then complete the relevant paperwork and the original tenant is released from the tenancy, or the other tenants in the house can split the departing tenant’s rent between them.
